Repair
Every roof here sits in direct ocean salt air, which works on metal flashings, fasteners and rooftop equipment supports first. That is where we look first.
Sunny Isles Beach is a city of towers: 89 percent of its homes are in buildings of fifty or more units, on a barrier island between the Atlantic and the Intracoastal. Perkins Roofing repairs and replaces condominium, high-rise and commercial roofs here, including rooftop mechanical enclosures, to High Velocity Hurricane Zone requirements and the city’s roofing checklist, from the Miami office.

What we do here
Repair
Every roof here sits in direct ocean salt air, which works on metal flashings, fasteners and rooftop equipment supports first. That is where we look first.
Replacement
The city roofing checklist asks for the association approval letter, drawings showing the HVHZ work, product approvals and engineer-signed design pressure calculations.
Roof systems
Eighty-nine percent of homes are in buildings of fifty or more units. Perkins documented a re-roof of the rooftop A/C tower enclosures at Pinnacle Condominium.
Commercial
Low-slope and multifamily roofs, including phased replacement on occupied buildings.
Inspection
A written roof condition report for an insurer or a buyer: the roof section of a 4-point inspection or a roof certification.

Sunny Isles Beach was incorporated on June 16, 1997 and covers 1.78 square miles of barrier island, bounded by the Atlantic Ocean on the east and the Intracoastal Waterway on the west. Census figures put the median year built at 1983: 31 percent of homes date from the 1970s and 21 percent from the 2000s. Just 2 percent are single-family detached; 89 percent are in buildings of fifty or more units.
That makes nearly every roof here an association roof with a board, a manager and occupied units below, and every one sits in direct ocean salt air, which works on metal flashings, fasteners and rooftop equipment supports first. Perkins documented a re-roof of the rooftop A/C tower enclosures at Pinnacle Condominium in Sunny Isles Beach.
What the city requires
The city’s roofing checklist asks for the association approval letter, drawings showing the HVHZ work, highlighted product approvals and design pressure calculations digitally signed by an engineer. A notice of commencement recorded with the Miami-Dade Clerk must be uploaded before the first inspection; the city’s roofing application requires one for improvements of $5,000 or more. Contractors must also show permit fees on their initial and final invoices under City Code section 138-3.
Construction is allowed 7 a.m. to 6:30 p.m. Monday to Thursday, 7 a.m. to 5 p.m. Friday and 9 a.m. to 5 p.m. Saturday, and not on Sundays. Separately from the roof permit, recertification follows Miami-Dade County’s published schedule: 25 years for coastal condominiums and cooperatives of three or more stories built in 1998 or later, and 30 years for most other buildings. The city’s building department confirms the date for a given building.
Permitting authority
Checked against the city’s published information on September 25, 2026 (source). Perkins prepares and pulls the permit for every roof we install; requirements can change, so we confirm them for your address.
