Two sides of the lagoon
The causeway is a weather boundary
Jensen Beach has a mainland half and an island half, and for roofing purposes they are two different towns. On Hutchinson Island the buildings are mid-rise condominiums and beachfront residences taking wind straight off the Atlantic with nothing in the way, plus salt air every day of the year. On the mainland side, lagoon frontage and older single-family neighborhoods sit in a much gentler exposure.
That splits the work cleanly. Island projects are largely low-slope membrane and coating work on occupied buildings, run to a phased schedule the association can live with. Mainland projects are mostly residential re-roofs where the question is shingle, tile or metal, and where the flashing details do more for the roof’s life than the covering choice does.

Is an oceanfront roof really different from one a mile inland?
Materially, yes. Beachfront property gets uninterrupted wind fetch off the Atlantic and constant salt-laden air, and the salt goes after the metal in the assembly first — fasteners, flashings, drip edge, valley metal, equipment curbs and rooftop supports. A mainland roof of the same age in the same town can be in visibly better condition simply because of where it sits.
What is involved in re-roofing a beachfront condominium?
Coordination, mostly. The building stays occupied, so the work is phased so that no section is left open, staging and crane or hoist positions have to be agreed, parking and walkway protection has to be arranged, and the board or management usually needs a schedule they can send to residents. The membrane work itself is the predictable part.
Which roof systems are common in Jensen Beach?
Low-slope membrane and coatings on the oceanfront condominium buildings, concrete tile and metal on the newer coastal residential stock, and architectural shingle across the older mainland neighborhoods. On the island, the flat and low-slope side dominates because that is what mid-rise buildings have.
