Census figures put the median year built of Jupiter’s homes at 1989, and more than half were built between 1980 and 1999; only about one in seven is older. Many of those roofs have now seen thirty or more summers or a first replacement. About 44 percent of homes are detached houses and roughly one in six is a townhouse, most of them in communities with their own rules for roof material and color.

Near the water it is metal and tile, and the hardware matters as much as the covering because salt goes after fasteners and flashings first. Inland it is tile and architectural shingle on repeated subdivision roof plans, where the question is usually replacement timing rather than unusual detailing.

Palm Beach County had the highest average homeowners premium including wind of the six counties we serve outside Monroe: $6,323 in the Florida Office of Insurance Regulation’s July 2026 stability report. Roof age and condition are part of how policies are written, so a dated record of your roof is worth keeping.

Who approves a Jupiter roof depends on where the house is. A few places we work, and what their own published rules say:

Abacoa

A planned community begun in 1997, with about twenty residential neighborhoods alongside commercial districts, two colleges and research campuses. Its earliest houses are approaching thirty years old, and it is run by the Abacoa Property Owners’ Assembly and neighborhood associations; check with yours whether a roof color or material change needs approval before the permit.

Admirals Cove

The Master Property Owners Association’s Architectural Design Review lists roofing among the exterior work its committee of five architects must approve. A re-roof there starts with that approval; we specify the roof to it and schedule to the community’s rules.

Jupiter Inlet Colony

A separate town of about 240 homes at the southern tip of Jupiter Island, on the north side of the inlet, incorporated in 1959. It has its own building department and permit system, not the Town of Jupiter’s, and its Building and Zoning Committee reviews major renovations and new construction before a permit application. Almost every home is a detached house close to both the ocean and the inlet.

The town takes permit applications electronically through the JCDS portal, where inspections are scheduled too. Jupiter Inlet Colony, Tequesta and the Town of Jupiter Island are separate municipalities with their own building departments.
