A better finish starts
before the first coat.

A freshly painted wall should be the result of a considered process. Start with its condition, then choose preparation and products suited to that surface.

Assess & protect

Review the wall, existing coating, cracks, moisture signs and access. Define repairs and protect glazing, paving, plants and occupied areas before preparation.

Clean & repair

Choose cleaning methods suited to the surface. Remove contamination and unsound coating, address biological growth and repair appropriate defects; investigate active movement or water entry separately.

Prime & coat

Specify compatible preparation, primer and finish products for the substrate. Follow their requirements for dry surfaces, application conditions, coverage, film thickness and recoating.

Review & maintain

Check coverage, detail work and agreed repairs. Complete the punch list, remove protection, and retain product, color, warranty and maintenance information.

Recurring damage needs a closer look.

Blistering, peeling, spalling or returning cracks can point to more than an aging finish. Investigate moisture, movement and unsound material before covering the symptoms. Painting is not structural repair or a substitute for fixing water entry.

Stucco & masonry

Start with a sound wall.

Review cracks, repairs, chalking and moisture. Discuss compatible primers and acrylic or elastomeric systems against the actual substrate and manufacturer instructions.

Ask about: surface condition, compatibility and required film thickness.

Siding, trim & details

Respect the material.

Wood, fiber cement and metal have different preparation and coating needs. Identify deterioration and joint details before defining the paint scope.

How often should a South Florida property be repainted?

There is no single interval for every building. Substrate condition, prior preparation, coating selection, exposure and maintenance all affect the finish. Look for chalking, peeling, cracking, fading or recurring growth and arrange an assessment rather than relying on a fixed lifespan.

Can you paint over cracks or peeling paint?

Not as a substitute for preparation. Unsound coating needs to be addressed, and cracks need assessment before repair or coating. Active movement, spalling or recurring cracks may require a separate repair scope or engineering review. A finish coat cannot repair a structural problem.

Why does mildew keep returning?

Dampness, shade, surface contamination and maintenance can contribute. Identify the growth and moisture conditions, use an appropriate treatment and allow the surface to dry as required before coating. Paint alone does not remove the underlying conditions or guarantee that growth will never return.

Is an elastomeric coating better than acrylic paint?

Not automatically. Compare the specific products against the wall, existing finish, moisture conditions and required performance. Elastomeric systems may be specified for certain masonry applications, but their crack-bridging limits, film thickness and compatibility must be checked. Neither label substitutes for a substrate assessment.

Will exterior paint stop a leak?

Do not assume it will. Water may enter at windows, joints, roof-to-wall details or damaged materials. Find the entry path and define the appropriate repair or waterproofing scope. Exterior paint is not a replacement for sound flashing, sealants or a properly specified water-management system.

How should I choose the color and sheen?

Start with the roof, paving, window frames and any association or historic requirements. Compare physical samples in daylight and shade and confirm the sheen on the actual surface. The digital palette on this page is inspiration only, not an accurate product color or a manufacturer match.

Can a condominium or business remain occupied during painting?

Discuss the access and operating constraints before agreeing the schedule. Plan notices, window or balcony restrictions, vehicle and landscape protection, working hours and temporary closures around the actual work. Continued occupancy or uninterrupted business operation cannot be assumed for every scope.

Does exterior painting need permits or color approval?

Requirements depend on the address, building and associated repairs. Confirm current requirements with the local authority and any condominium, homeowners association or historic-review body before committing to the color or scope. Repairs, access equipment or other accompanying work may have separate requirements.

Request written inclusions, exclusions, change approvals and applicable warranty terms; no generic price, completion date or coating lifespan applies to every property.
