Understand the estimate
The variables. Your measured roof.
These are the questions behind a metal roof price. A generic price per square foot cannot resolve them for your property.
Geometry and penetrations
Hips, valleys, chimneys, skylights and equipment curbs require detail work. Ask that these transitions be included in both proposals.
Tear-off layers
The type and number of existing coverings affect removal and handling. Confirm the assumed layers and what happens if another layer is discovered.
Concealed deck repairs
Ask for the method of documenting deteriorated sheathing and the agreed unit prices or allowances. Clarify approval before additional work proceeds.
Panel and finish
Compare substrate, profile, thickness, coating and color specifications. Discuss coastal suitability and compatible fasteners without assuming every metal product has the same coverage.
Access and protection
Hoisting, delivery windows, limited staging, association restrictions and protection of pools or landscaping can affect the work at a particular address.
Permits and inspections
Identify who handles the permit, applicable product approvals, required inspections and closeout. Review attachment and water-barrier requirements for the proposed reroof.
Disposal and underlayment
Confirm hauling, disposal, specified underlayment, flashings and ventilation. These remain part of the roof even though the panels conceal much of the work.

A single figure leaves out geometry, tear-off, hidden repairs, specification and access. A measured estimate with those assumptions written down is more useful for your property than an unqualified range.
Why can the price change after tear-off?
Opening the roof may reveal damaged deck or other concealed conditions. A clear agreement states how findings are documented, the applicable unit prices or allowances, and who authorizes changes before the extra work proceeds.
Is metal more expensive than tile or shingles?
Compare complete proposals for the same building. Material, labor, underlying work and site conditions all affect the installed price. If you compare ownership costs, state the maintenance, future repair and service-life assumptions rather than treating them as guaranteed outcomes.
Do roof valleys and penetrations affect the estimate?
Yes. They add transitions and flashing work beyond the open roof planes. Make sure both quotes describe the same hips, valleys, skylights, vents and other penetrations.
What should a coastal metal roofing quote specify?
Ask for the proposed substrate, finish and compatible clips, fasteners and flashings. Review the actual manufacturer’s coastal restrictions and maintenance duties. A finish warranty and coverage for the underlying metal are separate questions.
Will a metal roof lower my insurance premium?
Do not assume a roof material guarantees a premium change. Ask your insurer which documented features or inspections it recognizes and obtain its response for your policy. Keep any expected insurance outcome separate from the construction price.
Which code items can change a reroof scope?
Applicable requirements may include deck attachment, water barriers, wind design and product approvals. The existing building, address and proposed work determine the scope. Review the requirements with the project team and responsible building department.
Do I need to be present for the estimate?
Discuss access with the office. Share the property address, your goals and known roof history, and identify who can provide access to relevant areas. Never climb onto the roof to prepare an estimate request.
