What does a tile roof cost in South Florida?

Perkins’ planning ranges, compiled from published South Florida cost guides, put concrete tile at $1,000–$1,700 per square and clay tile at $1,400–$2,500 per square installed. On a 30-square roof that is roughly $30,000–$51,000 for concrete and $42,000–$75,000 for clay, before deck repairs and complexity. These are planning figures, not a quote.

Is clay tile more expensive than concrete tile?

Yes. Clay tile sits at the upper end of tile pricing. On this page clay tile (barrel, S and flat styles) is the Premium plan, with the widest choice of styles. Concrete tile is the base of the Protector and Preferred plans.

What does the Preferred tile plan add?

A double underlayment (Polyglass MTS Plus and TU Plus, which can qualify for the Secondary Water Resistance credit on a wind-mitigation inspection; whether it lowers your premium depends on your insurer) under concrete tile set in AH-160 foam, and longer coverage: 10 years Perkins, 30 years Polyglass and 25 years on the tile. It is listed at the base price plus $160 per square.

Do I need the Coastal add-on?

It is recommended within 1,500 feet of salt or brackish water. It upgrades all the metals to aluminum for corrosion resistance, can be added to Protector, Preferred or Premium, and costs $47.50 per square. It does not increase warranty coverage on its own.

How long does a tile re-roof take?

The installation itself is often days to a few weeks, depending on size, material and weather. Permitting, product lead times and tile deliveries usually take longer than the installation. Your proposal should give a start window and an expected duration.
