    The building stock

    An older city with more condos than it looks

    Census figures put Hollywood’s median year built at 1969, with 75 percent of its roughly 73,000 homes built before 1980. Only about four in ten are single-family detached houses, and close to four in ten are in buildings of ten or more units, so condominium and multifamily low-slope roofing is a large share of the work here.

    On houses this age the deck matters as much as the covering. The HVHZ owner notification in the city’s roofing packet warns that an existing wood deck may have to be re-nailed to the current High Velocity Hurricane Zone provisions of the Florida Building Code, something usually only visible once the old roof is off.

    The city’s roofing checklist (revised August 2024) asks for the Broward County uniform permit application, the HVHZ uniform roofing permit application, a current Miami-Dade Notice of Acceptance or Florida Product Approval for each product, the Broward County asbestos certificate of submittal, a re-roof mitigation affidavit, a notice of commencement for jobs over $5,000, and an HOA letter of authorization where one applies.

In a historic district the city asks for photos of the existing roof, and its checklist notes that the roofing material can stay the same or be upgraded, but not downgraded.
