The building stock
Wilton Manors was incorporated in June 1947 and covers about two square miles. The city calls itself the Island City because it is surrounded by the North and South Forks of the Middle River. Census figures put the median year built at 1971, with 74 percent of homes built before 1980, 26 percent in the 1950s and 18 percent in the 1960s. Just under half are single-family detached; 30 percent are in buildings of ten or more units.
On houses this age, the wood deck and the roof-to-wall connections are usually the question once the old roof is off, which is why the city’s mitigation paperwork applies to every re-roof, not only the expensive ones. For designated historic buildings, city staff can approve a replacement roof in the same material and color, or one compatible with the original architectural style.
What the city requires
The city’s new and re-roof checklist (revised June 2023) asks for the roofing application packet, the product approvals, the mandatory countywide rooftop mounted equipment affidavit, the Broward County asbestos statement where it applies, and the HOA approval if one is required. Building services are provided under contract by Calvin, Giordano & Associates, and permits and inspection requests are handled online.
The city’s hurricane mitigation form goes in with the HVHZ uniform permit application. If the dwelling is valued over $300,000 it requires a roof-to-wall connections certificate plus re-nailing and secondary water barrier affidavits; if not, proof of value plus the same two affidavits. Inspections requested online by 4:30 p.m. are done the next business day.
