Floranada, oaks and the Middle River
Oakland Park was incorporated on July 1, 1929, when the town of Floranada was dissolved, and named for the oaks lining the North Fork of the Middle River. The city covers about 8.1 square miles and says roughly 40 percent of it is in an AH or AE special flood hazard area, with flooding from canals such as the North Fork. It also has an abundance of Mid-Century Modern buildings.
Census figures put the median year built at 1972: 23 percent of homes date from the 1950s, 20 percent from the 1960s and 21 percent from the 1970s. Forty-two percent are single-family detached and 33 percent are in buildings of ten or more units.
What the city requires
The Oakland Park roofing forms
The city accepts only the current Broward County uniform building permit application. Roofing permits add the FBC 2023 HVHZ uniform permit application with its fire directory listing, product approval pages, calculations and the owner’s notification for re-roofing, plus the city’s hurricane mitigation affidavit for roof-to-wall retrofits, which carries the code’s exception when the work cannot be done for 15 percent of the roof’s cost. Plans must be digitally signed, and contractors register with the city first.
Small permits such as roofs are listed at ten business days of standard review. The state’s new under-$7,500 permit exemption does not cover roofing, which the city treats as structural. A frequent inspection rejection is no access, such as no ladder for a roof inspection. For individually designated historic buildings, an alteration that changes the exterior needs a certificate of appropriateness.
