A rural town in the middle of Broward
The Town of Davie was incorporated in 1961 and covers about 35 square miles of central Broward. The town describes a rural atmosphere, a western-themed district, more than 165 miles of trails and an equestrian lifestyle, alongside the colleges of the South Florida Educational Center.
Census figures put the median year built at 1989: 19 percent of homes date from the 1970s, 25 percent from the 1980s and 20 percent from the 1990s. Only 40 percent are single-family detached; 25 percent are in buildings of ten or more units and 14 percent are mobile homes. In the rural lifestyle areas zoned one home per acre, the code does not allow two neighboring houses, side by side or across the street within a six-lot block, to have the same roof color with the same style of tile.

The Davie roofing checklist
The town’s roofing checklist asks for the building permit application and addendum, the HVHZ roofing package, the rooftop mounted equipment affidavit, the product approvals, the hurricane mitigation retrofit paperwork for single-family homes and a workers’ compensation policy covering whoever works on the roof. Tile roofs set in adhesive need an uplift test at the job site. The tin-cap inspection must be approved before any peel-and-stick underlayment is installed, and that inspection comes before tiles are loaded.
Since January 12, 2026 applications go through the town’s Online Application Submittal system and ProjectDox, with inspections in eSuite. On Wednesdays from 8:00 to 10:30 a.m. the Building Division takes walk-through permits, two per customer, including residential re-roofs that come with the hurricane mitigation or roof-to-wall paperwork. For every roofing inspection the town asks for an OSHA-approved ladder set up and secured to the roof.
