    The building stock

A residential city on the flood plain

Cooper City describes itself as a primarily residential community, and its zoning still includes agricultural and estate districts. Census figures put the median year built at 1987: 20 percent of homes date from the 1970s, 30 percent from the 1980s and 20 percent from the 1990s. Three in four are single-family detached, another 16 percent are townhouses and other attached homes, and 86 percent are owner-occupied.

The city notes that many residents live in a special flood hazard area; new county flood maps took effect on July 31, 2024.

    What the city requires

The Cooper City roof and re-roof package

Permitting, inspections and plan review run through Accela Citizen Access. The city’s roof and re-roof package asks for the Broward uniform application, the complete roofing application package, state or Miami-Dade product approvals, engineering calculations where applicable, the asbestos statement, HOA approval where applicable and a notice of commencement from $5,000. Single-family re-roofs on homes assessed at $300,000 or more need the hurricane mitigation affidavit, and the owner’s notification notes that reinstalling a roof-mounted solar system needs a separate permit.

For roof inspections the city asks for a properly secured ladder. On duplexes, townhouses and other attached homes with continuous roofs, the city code requires the new roof area to be installed in the identical color and materials as the existing roof.

    What we do here

Roof repair and replacement in Cooper City

    Repair

Most Cooper City homes were built from the 1970s to the 1990s, and many are on a second roof. We repair what can be repaired and say in writing when a roof is due.

    Replacement

Single-family re-roofs on homes assessed at $300,000 or more need the city’s hurricane mitigation affidavit, and a rooftop solar system needs its own permit to go back on.

    Roof systems

On townhouses and duplexes with attached or continuous roofs, the city code requires the new roof to match the existing roof’s color and material exactly.

    Questions

    Cooper City roofing FAQ

Is Cooper City in the High Velocity Hurricane Zone?

Yes. The Florida Building Code (section 202) defines the High Velocity Hurricane Zone as Broward and Miami-Dade counties, so every Cooper City roof is permitted and built to HVHZ requirements. Roofing products need a Florida Product Approval or Miami-Dade Notice of Acceptance, and the HVHZ owner’s notification is part of every re-roof.

Who issues roofing permits in Cooper City?

The Building Division of the Cooper City Community Development Department, in City Hall, 9090 SW 50 Place (954-434-4300, option 4), through Accela Citizen Access. Perkins prepares and pulls the permit for the roofs we install.

I own a townhouse. Can I choose a different roof?

Not on a shared roof. On duplexes, townhouses and other attached homes with continuous roofs, the city code requires the new roof area to match the existing roof’s color and materials exactly. Your association may coordinate the whole building.

I have solar panels. What happens at re-roofing?

The panels come off for the re-roof, and the HVHZ owner’s notification in the city package says reinstalling an existing roof-mounted photovoltaic system requires a separate permit. Plan the solar work with the roof.

Which Perkins office serves Cooper City?

The Miami office, 305-642-7663, which covers Miami-Dade, Broward and Monroe counties. Perkins does not have a separate Cooper City office.
