Plantation is a 1950s planned city whose homes span every decade since: the median was built in 1984 and four in ten predate 1980. The building stock
Plantation was incorporated on April 30, 1953, on land Frederick Peters began buying after he arrived in 1931. The city’s history notes that its master plan included an ordinance preventing neighboring homes from looking alike, and the city code still counts a different roof color, material or framing toward showing a new house is not a copy of its neighbors.
Census figures put the median year built at 1984: 24 percent of homes date from the 1970s and 27 percent from the 1980s. Forty-five percent are single-family detached and 31 percent are in buildings of ten or more units. The city says about 10 percent of its land area is in a flood zone.
What the city requires
Plantation’s Department of Building Safety runs same-day permit services for re-roofs on existing single-family homes only: applications are submitted electronically on Wednesdays between 6 and 9 a.m., up to five per contractor. The checklist (dated February 2026) asks for the Broward County uniform permit application, the re-roof hurricane mitigation retrofit application, the roof-to-wall connection affidavit, the rooftop mounted equipment affidavit, the owner’s notification and the HVHZ uniform permit package with current product approvals.
Roof-to-wall retrofits apply when the house has an insured or taxable value of $300,000 or more. A notice of commencement is required above $5,000, with the certified original due before the first inspection. Condominium and commercial roofs follow the regular review.

Yes. The Florida Building Code (section 202) defines the High Velocity Hurricane Zone as Broward and Miami-Dade counties, so every Plantation roof is permitted and built to HVHZ requirements. The same-day re-roof checklist includes the HVHZ uniform permit package with a current Florida Product Approval or Miami-Dade Notice of Acceptance.

When the house has an insured or taxable value of $300,000 or more, the roof-to-wall connections are addressed at re-roofing, within the code’s cost limit. The city asks whether the home was permitted on or after 2002, which affects what is required.
