The building stock
Lauderdale Lakes was incorporated on June 22, 1961, when it had about 300 residents and land used mostly for farming and grazing. It covers about four square miles around State Road 7 and Oakland Park Boulevard. Census figures put the median year built at 1976, with 49 percent of homes from the 1970s and 71 percent built before 1980. Only a quarter are single-family detached; 62 percent are in buildings of ten or more units.
The city code has a repair limit worth knowing: no more than 25 percent of a roof or roof section may be repaired, replaced or recovered in any 12-month period unless the whole roof system or section is brought up to the Florida Building Code.
What the city requires
The city says re-roofing permits do not need planning and zoning review and go directly to the Building Division. Its roof and re-roof packet asks for the Broward County uniform application and roof application, two sets of product approvals, the signed contract, the asbestos statement, the rooftop equipment affidavit, the owner’s notification, the roof-to-wall affidavit where it applies and a notice of commencement over $2,500. Wednesday mornings are Professional Day, with walk-in plan review for professionals.
The roof-to-wall affidavit applies to homes insured or valued at $300,000 or more, within the 15 percent cost cap. Under the countywide rooftop equipment affidavit, rooftop equipment removed during re-roofing is reinstalled to the code in effect when the permit is issued. Painted roofs must use one of the city’s palette colors matching the building; factory-finished roofs are exempt.

Yes. The Florida Building Code (section 202) defines the High Velocity Hurricane Zone as Broward and Miami-Dade counties, so every Lauderdale Lakes roof is permitted and built to HVHZ requirements. The city’s roof packet includes the HVHZ uniform permit application, with calculations submitted at application for tile roofs.

Factory-finished shingle, tile and aggregate roofs are not covered by the color rules. A painted roof must use one of the city’s base or accent colors and match a color used on the building, and exterior painting needs a permit first.
