The defining feature
Martin County has an unusual amount of shoreline for its size. The St. Lucie River runs through the middle of it, the Indian River Lagoon runs along the back of Hutchinson Island, the Intracoastal threads between them, and the Atlantic is on the far side. Stuart sits at the confluence; Sewall's Point is a peninsula between two of them; Palm City faces the river; Jensen Beach faces the lagoon.
For a roof, that geography has one practical consequence: salt exposure does not stop at the beach. It travels inland on the prevailing wind and up the river, so a house several miles from the ocean can still be a corrosion environment. This is why we specify fastener, clip and flashing metallurgy for the address rather than assuming that anything away from Hutchinson Island is inland.
The other consequence is exposure geometry. Waterfront homes present an unobstructed face to wind coming off open water, and the edges and corners of a roof — where uplift pressure is highest — take the worst of it. Perimeter attachment on a waterfront roof is not a place to save money.
Martin County's coastal exposure runs along the Hutchinson Island and Jupiter Island barrier islands and inward along the St. Lucie River — and Jupiter Island, despite the name it shares with the town to the south, is a Martin County jurisdiction that permits separately from the county.

Debris
Oak and pine litter collects where water is supposed to run fastest. A blocked valley backs water up under the covering, and a blocked gutter sends it behind the fascia. In heavily canopied neighborhoods this is a scheduled maintenance item, not an occasional one.
Moisture
A north-facing slope under canopy dries slowly and grows biological staining. It is cosmetic on a young roof and a moisture retention problem on an old one, and it is why the two halves of the same roof frequently age at different rates.
Impact
Overhanging branches abrade the covering in ordinary wind and become impact damage in a storm. Trimming back from the roof is the cheapest roofing work anyone in Martin County will ever do.
Staging
Low density usually makes access easy, but established landscaping and long driveways change where a dumpster and a material drop can go. It is worth agreeing before the crew arrives rather than on the morning.

Permitting here is split: the Martin County Building Department handles permitting, plan review, inspections, contractor licensing and code enforcement, while Stuart, Sewall’s Point, Ocean Breeze and Jupiter Island permit separately. Under the County’s rules any owner or agent intending to construct, enlarge, alter, repair, move, demolish or change the occupancy of a building must apply to the building official and obtain a permit — a re-roof is not an exception.

It is one of the sharpest same-coast contrasts in Florida. Florida Office of Insurance Regulation data as of March 2026 puts Martin County’s average annual homeowners premium including wind at $5,899 against St. Lucie’s $3,491 — a 69 percent jump across a single county line on the same stretch of coast. A roofing contractor does not set premiums and cannot promise an insurance outcome. What it does mean is that documentation, mitigation features and the condition of the roof carry more weight on a Martin County policy than on one immediately to the north.
It is a structural question before it is a roofing one. The Florida Building Code requires that structural roof components be capable of supporting the roof-covering system and the material and equipment loads encountered during installation — which is exactly the provision that bites when you move to a heavier system such as tile. On an older house that may need a design professional to look at the framing before anyone prices a tile roof. Being told that at the estimate stage rather than mid-job is the whole point.
A genuine mix. Concrete and clay tile on the newer and higher-value stock, architectural shingle across a great deal of the single-family housing, and standing-seam metal increasingly chosen on waterfront homes for its corrosion behavior and its service life. Flat and low-slope sections show up over additions, porches and the county’s commercial buildings.
Yes. It is a smaller commercial base than the counties to the south — retail, offices, light industrial and institutional buildings rather than high-rise — but the low-slope systems on them behave the same way, and drainage and terminations decide their service life the same way.
