Hobe Sound is a Census designated place, not a city, and the county’s own code describes it as a community that began as a pineapple plantation. Census figures count about 7,700 homes with a median year built of 1983: 36 percent date from the 1980s and 26 percent from the 1970s. Forty-seven percent are single-family detached houses and 28 percent are mobile homes, and about one home in eight is held for seasonal or recreational use.

What the county requires
The Martin County re-roof checklist
Martin County’s roofing checklist, written to the 2023 Florida Building Code, asks for the permit application, the county re-roof certification form (roof symmetry, decking, the old covering and the new one), the re-roof windstorm loss certification for re-nailing and the secondary water barrier, Florida product approvals and a roofing material list. Tile roofs add attachment details for field, hip and ridge tile and product approvals for the adhesives. When the existing structure is valued over $300,000, the checklist adds the windstorm loss mitigation compliance affidavit for structures built before March 1, 2002. The county has a separate checklist for aluminum roofs on mobile homes, and the re-nailing certification does not apply to mobile or modular homes.
Florida’s HB 803, effective July 1, 2026, lets some small non-structural projects on single-family homes skip a permit with the county’s approval. Martin County lists roofing as structural work, so a re-roof or roof repair still needs a permit. The Town of Jupiter Island, on the barrier island, is a separate municipality and issues its own permits.

Martin County adopted the Hobe Sound Community Redevelopment Plan in 2000, aimed at turning Bridge Road into a business and pedestrian-friendly main street and at infrastructure in the Banner Lake neighborhood. Inside the Hobe Sound Redevelopment Zoning District, the county’s design standards require asphalt shingles, where permitted on structures over 450 square feet, to be 320-pound, 30-year architectural grade or better. We confirm for your lot whether the district standards apply before a material is chosen.
