A planned city from the 1960s
Coral Springs was incorporated on July 10, 1963, a city planned from the ground up by Coral Ridge Properties on what the city’s own history calls a green bean farm and cattle field. Census figures put the median year built at 1987: 23 percent of homes date from the 1970s, 33 percent from the 1980s and 24 percent from the 1990s, so tile roofs from the city’s big building decades are reaching replacement together.
About half of the city’s homes are single-family detached houses; townhouses, small multifamily buildings and condominiums make up the rest, with a quarter in buildings of ten or more units.

Tile, approved colors and review
The city’s roof guidelines require single-family roofs to be cement or clay tile. Replacing a shingle roof with shingles is allowed only with an engineer’s letter that the structure cannot carry tile, or in the handful of subdivisions the city lists as shingle neighborhoods. Tiles with dark antiquing, dark colors and contrasting blends are not allowed, no roof may be painted or coated a new color without city approval, and metal roofs go to the Architectural Review Committee case by case. Flat roof areas may make up no more than 25 percent of the total roof.

What the city requires
The Coral Springs re-roof permit
Since January 1, 2026 the Building Department takes no paper submittals. The re-roof checklist (Form 013.0, revised September 21, 2026) asks for the Broward County building permit application with the city’s zoning addendum, the roofers application packet, product approvals (including roof vents, solar fans and skylights), the asbestos statement of responsibility and a notice of commencement for jobs over $5,000.
The roofers packet requires the HVHZ uniform permit application on every roofing permit, work to Miami-Dade Notices of Acceptance and Roofing Application Standards, an owner notification for roofing considerations on re-roofs, ring-shank roofing nails, sheathing re-nailed to the code, and an uplift test on every tile roof before final approval.
