Arvida’s plan, the city’s roofs
Weston grew from Arvida’s Indian Trace master plan of the early 1970s, which set aside horse country with equestrian trails, and became a city after residents voted for incorporation on September 3, 1996. The city describes about 27 square miles, including nearly 1,900 acres of lakes and canals and 2,200 acres of wetland mitigation, bounded on the west by the L-35 levee.
Census figures put the median year built at 1995, with 50 percent of homes from the 1990s and only 7 percent older than 1980. That concentration is the point: tile roofs installed in the same decade tend to reach replacement in the same decade, and associations often plan them community by community.
What the city requires
The Weston quick permit
Building permits and inspections are provided for the city by C.A.P. Government. Re-roofs are quick permits, reviewed on a three-to-five business day cycle when the submittal is complete. The quick permit checklist (revised May 2026) asks for the Broward County uniform application, product approvals with the installed components highlighted, the HVHZ uniform roof permit application, the owner’s notification and a copy of the property appraiser’s assessed building value, plus the contract and a notice of commencement over $5,000.
Weston’s rooftop equipment and gas vent affidavit adds a local step: existing gas vents on the roof must be checked for leaks by a licensed plumbing or mechanical contractor before the roofing final.
