The building stock
Census figures put Hallandale Beach’s median year built at 1975, with 70 percent of homes built before 1980 and 39 percent in the 1970s alone. Only 9 percent are single-family detached houses; 75 percent are in buildings of ten or more units, and 58 percent in buildings of fifty or more. The city charter draws its limits out to the Intracoastal Waterway and the Atlantic, so much of that housing sits in salt air.
The city was incorporated as the Town of Hallandale in 1927. Its historic sites include the Historic Schoolhouse of 1910 and the Curci House, where neighbors sheltered during the 1926 hurricane; the city notes the house came through with only minor damage.
What the city requires
Every permit document goes through the city’s online portal; the Building Division says documents sent by email will not be processed. Roofing permits use the HVHZ uniform roofing application with its product approvals and calculations (tile adds the tile calculation section), the owner’s notification for roofing considerations, a re-nailing affidavit and the countywide rooftop equipment affidavit. A notice of commencement is required over $5,000.
Single-family homes insured at $300,000 or more must improve the roof-to-wall connections at re-roofing, within the code’s 15 percent cost cap, and the roof-to-wall affidavit may be signed only by a licensed contractor, engineer, architect or certified inspector. The city code also requires roofs to be kept clean and free of mold and mildew, with no mix of roofing materials on any one surface.
