Broward’s first city
Dania Beach calls itself Broward County’s first city: it was settled as Modello by Danish families in 1898 and 1899 and incorporated in November 1904, and after the 1926 hurricane it was briefly annexed to Hollywood before separating again in 1927. Its marina sits between the Intracoastal and the Atlantic, and the city borders the airport and Port Everglades.
Census figures put the median year built at 1977, with 59 percent of homes built before 1980. Only 22 percent are single-family detached; 12 percent are mobile homes and 32 percent are in buildings of ten or more units, and fewer than half of homes are owner-occupied.
What the city requires
Roof-to-wall affidavits and rooftop equipment
Dania Beach publishes its own roof-to-wall affidavit under the Florida Building Code’s existing-building provisions. It must be completed by an engineer, architect, general or building contractor or a person certified under the state inspector statute, with photos, and the city form expressly excludes a standard roofing inspector or roofing contractor. Residents of associations file an affidavit of awareness with the permit.
The zoning code also governs rooftop equipment: new rooftop A/C in residential districts goes on flat roofs on the rear half of the building and must be screened, and a replacement unit elsewhere must be painted the color of the roof or white.

Is Dania Beach in the High Velocity Hurricane Zone?
Yes. The Florida Building Code (section 202) defines the High Velocity Hurricane Zone as Broward and Miami-Dade counties, so every Dania Beach roof is permitted and built to HVHZ requirements. Roofing products need a Miami-Dade Notice of Acceptance or Florida Product Approval, and re-roofs follow the HVHZ rules for decks, fastening and underlayment.
Who issues roofing permits in Dania Beach?
