What affects the cost of a roof repair?
The main factors are the roof system and material (tile, metal, shingle or flat), how much area is damaged, what the damage has reached underneath (underlayment, decking or flashing), roof height, pitch and access, whether matching materials are still available, and whether the work needs a permit. The price for your roof is set in a written estimate after the damage has been inspected.
Why is the leak not directly above the ceiling stain?
Water can travel along roof layers and framing before becoming visible indoors. A ceiling stain helps locate the symptoms, but the entry point may be farther up the roof. Diagnosis should consider both the roof details and the interior evidence.
Can you repair a roof during rainy weather?
Weather and safe access determine what can be done. Temporary protection may be appropriate before a permanent repair, but availability and the repair method must be confirmed with the office. Do not climb onto a wet or damaged roof.
Should I repair the roof or replace it?
A localized defect in an otherwise serviceable roof may suit repair. Widespread deterioration, repeated leaks or damaged underlying materials may require a larger scope. Ask for an explanation of what failed, what the repair addresses and what remains outside that scope.
Do repairs come with a warranty?
Perkins Roofing’s published repair service includes a limited warranty on repairs performed. Request the written warranty with your proposal and review its term, covered work, conditions and exclusions. A limited repair warranty is not a warranty for every part of an existing roof.
Will new tiles or shingles match my roof?
The team can discuss material availability and appearance when planning the repair. Existing materials weather over time, and older profiles or colors may no longer be available, so an exact visual match cannot be promised.
Does Florida’s 25 percent rule automatically mean a new roof?
No. Florida Statutes section 553.844(5) provides an exception for roof systems or sections built, repaired or replaced in compliance with the 2007 Florida Building Code or a later edition. Your permit history, roof condition and applicable requirements must be checked for the proposed work; age alone does not establish compliance.
