Roof Penetrations in Valleys: Leak Risks

Published by Perkins Roofing Corp.

Why a roof penetration in the middle of a valley is asking for trouble, especially on a metal roof: valleys are there to move water, and every boot or poorly detailed vent placed in one adds another place for a leak to start.

Discuss openings where water is meant to flow

This short calls attention to the position of vents and other penetrations within a roof valley. It gives you a focused question for an inspection or reroof proposal: how are these openings accounted for in the drainage and flashing details? Ask the contractor to explain the existing condition and proposed work, rather than assuming a new covering alone addresses it. Do not climb onto a roof to check a detail seen in the video; use an inspection and the contractor’s photographs to discuss your property.

Questions for your project

  • Are any existing penetrations located in a valley?
  • How does the proposed scope address those openings?
