The building stock
Villas, clubhouses and a 1970s boom
Tamarac was incorporated on July 19, 1963. Its founder, the developer Kenneth E. Behring, set out to offer active retirees the convenience of a condominium with the privacy of a house; the first neighborhood, Tamarac Lakes, was one-story homes around a clubhouse, and the monthly fee covered lawn care and periodic house painting and roof cleaning. The Mainlands and Woodlands followed.
Census figures put the median year built at 1981, with 37 percent of homes from the 1970s and 48 percent built before 1980. About half are houses, detached or attached, and 37 percent are in buildings of ten or more units, so association-managed roofs are a large share of the work.
What the city requires
The Tamarac roof package
The city’s roof package includes the owner’s notification, the HVHZ uniform application (with tile calculations for tile roofs) and a roof-to-wall affidavit for houses assessed at $300,000 or more. Its roof mitigation form requires both a re-nailing affidavit and a secondary waterproofing affidavit before the tin-cap inspection. A notice of commencement is required over $5,000, and an asbestos approval is part of the submittal.
The newer Florida energy code means larger A/C units, and the city says most existing rooftop A/C stands on multifamily buildings will not pass without alteration or replacement, so it asks condominium associations to contact the Building Department before submitting a re-roof. The Building Department performs its own roofing inspections, and has announced an optional virtual inspection process for eligible roof inspections from October 1, 2026.

Is Tamarac in the High Velocity Hurricane Zone?
Yes. The Florida Building Code (section 202) defines the High Velocity Hurricane Zone as Broward and Miami-Dade counties, so every Tamarac roof is permitted and built to HVHZ requirements. The city’s roof package includes the HVHZ uniform permit application, and roofing products need a Miami-Dade Notice of Acceptance or Florida Product Approval.
Who issues roofing permits in Tamarac?
The City of Tamarac Building Department, first floor, 6011 Nob Hill Road (954-597-3420), through the city’s ePermits and electronic plan review systems. The city says it is the only Broward city whose building department holds International Accreditation Service accreditation. Perkins prepares and pulls the permit for the roofs we install.
We are a condo association. What should we know before re-roofing?
Call the Building Department before the permit is submitted. Since the 2023 energy code, new A/C units are larger, and the city says most existing rooftop A/C stands will not be allowed without alteration or replacement. It is better to plan the stands into the re-roof than to discover them at inspection.
Does the city care what my roof looks like?
Yes. The city code requires roofs to be repainted, recovered or cleaned when a quarter or more of any exposure is discolored or scaling, and any tarp on a roof must be professionally secured and free of rips and tears.
