The building stock
Lauderhill was established on June 20, 1959 by the builder and developer Herbert Sadkin on land that had been grazing pasture for the McArthur Dairy, and Inverrary was designed as a planned development. The city covers about 8.5 square miles.
Census figures put the median year built at 1976, with 46 percent of homes from the 1970s and 68 percent built before 1980. Only 30 percent are single-family detached; 47 percent are in buildings of ten or more units and 23 percent in buildings of fifty or more, so condominium and association roofs are a large share of the work.
What the city requires
The city’s roofing permit packet (updated September 3, 2026) asks for an upfront, non-refundable $250 processing fee, the notarized Broward County uniform application, two paper plan sets submitted in person, the Broward County asbestos certificate, the uniform roof permit package and HVHZ owner’s notification, highlighted product approvals, the owner’s roof-to-wall mitigation form and a notice of commencement from $5,000. Re-nailing and secondary water barrier affidavits, with photos, are due before the final inspection.
The land development regulations require a barrel tile, S-barrel tile or standing seam metal roof on an existing home to be repaired or replaced with the same or a similar type. Factory-finished shingle and tile roofs are outside the city’s paint color rules, but a painted roof may be only one color, matching a color used on the building, and roofs must be cleaned or recovered when any surface becomes discolored.

Yes. The Florida Building Code (section 202) defines the High Velocity Hurricane Zone as Broward and Miami-Dade counties, so every Lauderhill roof is permitted and built to HVHZ requirements. The city’s roofing packet includes the uniform roof permit package, the HVHZ owner’s notification and a Miami-Dade NOA or Florida Product Approval for each product.

It is open Monday to Thursday and closed on Fridays. Perkins prepares and pulls the permit for the roofs we install.
