The place

Salt from two directions, shade from above

Sewall’s Point is about as narrow as a residential town gets. With the Indian River Lagoon on one side and the St. Lucie River on the other, very little of it is far from water, and the salt-laden air that comes with that reaches most properties from more than one direction. It is the classic profile for corrosion-driven roof failure: the covering looks presentable while the fasteners and flashings quietly give up.

Overhead, the town’s mature canopy is the other defining feature. It affects the metal in it. A peninsula this narrow means most properties have salt-carrying air reaching them from more than one direction, and salt goes after fasteners, flashings, drip edge and valley metal well before it touches tile or a membrane. What does the tree canopy do to a roof?

Two things, one good and one bad. Shade lowers the surface temperature and slows ultraviolet ageing. But overhanging limbs drop leaf litter into valleys and gutters, which holds moisture against the roof and blocks drainage, and they abrade the covering in wind. Keeping limbs back off the roof plane is the cheapest maintenance available on a Sewall’s Point house.
