The building stock
Census figures put Pompano Beach’s median year built at 1974, with 67 percent of homes built before 1980. Only 29 percent are single-family detached; half are in buildings of ten or more units, and 30 percent in buildings of fifty or more. The city designates properties east of State Road A1A as a coastal zone, and its drainage runs through the Pompano and Cypress Creek canals to the Intracoastal.
On roofs this age the deck and the roof-to-wall connections matter as much as the covering, and in salt air flashings, fasteners and metal edges are where trouble starts.
What the city requires
Pompano Beach works on a one-permit concept: one permit carries the trade applications a project needs, roofing included. The city’s re-roof checklist asks for the building application, the HVHZ roofing application, the rooftop equipment affidavit, a Miami-Dade NOA or Florida Product Approval for the roofing materials, underlayments, fasteners and adhesives, the Broward County asbestos certificate of submittal, wind load verification and the HOA or condominium approval letter.
Single-family and duplex re-roofs add the city’s roofing affidavit for windstorm loss mitigation, which applies the $300,000 threshold and the 15 percent cost cap for roof-to-wall work. Inspections run from tin tag through mop-in and tile or shingle in progress to the final, scheduled online at any hour.

Yes. The Florida Building Code (section 202) defines the High Velocity Hurricane Zone as Broward and Miami-Dade counties, so every Pompano Beach roof is permitted and built to HVHZ requirements. The re-roof checklist requires the HVHZ roofing application and a Miami-Dade NOA or Florida Product Approval for roofing materials, underlayments, fasteners and adhesives.
The City of Pompano Beach Building Department, City Hall, 3rd floor, 100 West Atlantic Boulevard (954-786-4669), open Monday to Thursday. Plans are submitted electronically, and inspections are scheduled online. Perkins prepares and pulls the permit for the roofs we install.
Not for structural roof work. The city’s guidance on the state’s under-$7,500 exemption excludes anything affecting roof framing, and homes in flood zones A, AE, V and VE are not eligible. Ask before any roof work goes ahead without a permit.
The re-roof checklist lists an HOA or condominium approval letter with the permit submittal. Bring your association’s requirements to the estimate and we will specify the roof to them.
