The building stock
The Town of Deerfield was incorporated on June 11, 1925, named for the deer that grazed along the Hillsboro River; it became Deerfield Beach in 1939 and a city in 1951. The river was dredged in 1911 into the Hillsboro Canal, linking the town to Lake Okeechobee. The city’s flood information names canals, waterways, coastal beaches and inland water bodies as its flood hazards.
Census figures put the median year built at 1978, with 59 percent of homes built before 1980 and 38 percent in the 1970s. Only 27 percent are single-family detached; 44 percent are in buildings of ten or more units, so condominium and association roofs are a large share of the work.
What the city requires
Building permits and inspections are handled for the city by CAP Government, and since December 15, 2025 applications can be submitted online. The residential roof and re-roof checklist asks for the notarized Broward uniform application, the HVHZ uniform roof permit application (tile adds uplift calculations under RAS 127), the countywide rooftop equipment affidavit, Florida Product Approvals or Miami-Dade NOAs including attic vents and skylights, the asbestos statement, a notice of commencement over $5,000 and the owner’s notification.
A hurricane mitigation affidavit is required only when the structure is insured at $300,000 or more. The city also requires an HOA affidavit form on all residential permits. On commercial and multifamily properties, a change of roof color, material or type goes through design review.

Yes. The Florida Building Code (section 202) defines the High Velocity Hurricane Zone as Broward and Miami-Dade counties, so every Deerfield Beach roof is permitted and built to HVHZ requirements. The city checklist requires the HVHZ uniform roof permit application, and tile roofs add uplift calculations under RAS 127.
