Houses on the water
Lighthouse Point voted to incorporate on June 13, 1956 and became a city in 1957. The city says most of its homes are single-family houses, many facing its 18 miles of waterways, with the Intracoastal on its east side across from the Hillsboro Lighthouse it is named for, and it describes itself as a flood-prone area.
Census figures put the median year built at 1967: 36 percent of homes date from the 1960s, 23 percent from the 1950s and 83 percent were built before 1980. On houses this age, beside salt water, the deck, the roof-to-wall connections and the metal edges are where re-roofs spend their money.
What the city requires
Lighthouse Point roof permits
The city’s roof permit requirements ask for the application with the scope and job value, two identical sets of the HVHZ roofing forms with highlighted product approvals, the asbestos statement and the single-family re-roofing affidavit. Homes valued over $300,000 need a roof-to-wall connections certificate, with the retrofit capped at 15 percent of the roof’s cost, and that certificate and inspection must be done before the tin-tag inspection.
The Broward County asbestos form is due at least ten working days before work starts, even when no asbestos is found. The city FAQ says roofing on a home must be done by a licensed contractor, not an owner-builder, and the owner need not be home for roof inspections.
