Houses between the ocean and the Intracoastal
Golden Beach became a legal community by special act of the Florida Legislature on May 23, 1929, on a 1.8-mile stretch of mangroves and dunes, and was planned as strictly residential; the town lists 390 single-family homes, with three islands on the Intracoastal side, each with its own bridge. Census figures put the median year built at 1982, with 48 percent of homes built before 1980 and 35 percent since 2000; every home counted is a single-family house.
Houses east of Ocean Boulevard sit in the town’s Zone 1, where the permit checklist adds the requirements for building seaward of the Coastal Construction Control Line. The town says some portions of Golden Beach are FEMA Special Flood Hazard Areas.

What a Golden Beach roof may be
Town Code section 66-6 requires the exterior covering of every roof in town to be clay, cement or ceramic tile, or another covering the Building Regulation Advisory Board finds appropriate to the architectural style, and unfinished metal eaves must be painted. Plans must include actual samples of exterior materials, including the roof tile if it is not white, and exterior paint colors come from the Town Council’s palette and must be harmonious with the roof tile.
The town’s roofing packet (FBC 8th Edition) includes the HVHZ uniform roofing application, the owner’s notification for roofing considerations, a notarized affidavit of compliance with roof-to-wall connection or the owner’s exemption affidavit, and a notarized affidavit for roof-deck attachment and secondary water barrier. The building department works by appointment, and construction is allowed only 8 a.m. to 6 p.m. on weekdays, not on weekends or major holidays.
