Miami Shores roofing company · Miami-Dade County A 1920s plan with its own roof rules

Miami Shores is a village of mostly 1950s single-family homes with its own rules on what a pitched roof may be: tile with through-body color, white concrete tile, slate, or standing-seam metal with a Miami-Dade NOA in a neutral color. Perkins Roofing repairs and replaces roofs here to those rules and to HVHZ requirements, from the Miami office.

What we do here

Roof repair and replacement in Miami Shores

Repair

The median home was built in 1954. Review roof permits and inspect the covering, deck and roof-to-wall connections to establish the current condition.

Replacement

The village checklist asks for a notarized application, the uniform roofing application, product approvals and design calculations, plus a roof-to-wall mitigation affidavit where it applies.

Roof systems

The village zoning code limits pitched roofs to through-color clay or cement tile, white concrete tile, slate, or NOA standing-seam metal in a neutral, non-reflective color.

    The building stock

The oldest homes we roof regularly

Miami Shores was laid out from 1924 as “America’s Mediterranean” and incorporated in 1932. Census figures put the median year built at 1954, with 90 percent of homes built before 1980 and 87 percent single-family detached. The village fronts Biscayne Bay, so eastern streets see bay salt air.

Building age does not establish roof age. Review permit history and inspect the deck, covering and roof-to-wall connections before choosing the work. Homes with a just value of $300,000 or more that were not built to the Florida or South Florida Building Code can need a roof-to-wall hurricane mitigation affidavit.

    The village roof code

What a pitched roof may be

Section 523.1(6) of the Miami Shores zoning code limits pitched roofs to clay or cement tile with through-body color, white concrete tile, thick-butt variegated slate, or factory-finished standing-seam metal with a Miami-Dade Notice of Acceptance in a single, solid, non-reflective neutral color, with a sample and color chart submitted with the permit. The village roof permit checklist asks for the tile’s through-color.

    Questions

    Miami Shores roofing FAQ

Is Miami Shores in the High Velocity Hurricane Zone?

Yes. All of Miami-Dade County is in the HVHZ. Roofing products need a Miami-Dade Notice of Acceptance and the permit includes design calculations for the roof system.

Can I put a shingle roof on my Miami Shores house?

Not on a pitched roof. The village zoning code limits pitched roofs to through-color clay or cement tile, white concrete tile, slate, or NOA-approved standing-seam metal in a neutral, non-reflective color. We can show you options that meet it.

What does the Miami Shores roof permit need?

The village checklist includes an application notarized by owner and contractor, the uniform roofing application, product approvals, design calculations, the owner’s roofing consideration form for re-roofs, and a roof-to-wall mitigation affidavit where it applies.
