A young city of older homes
Miami Gardens was incorporated on May 13, 2003, as the 33rd city in Miami-Dade County, and is home to Hard Rock Stadium, but its neighborhoods are much older than the city. Census figures put the median year built at 1970, with 72 percent of homes built before 1980 and 30 percent in the 1950s. Sixty-seven percent are single-family detached houses.
On houses this age the roof has usually been replaced before, and the deck, fastening and roof-to-wall connections deserve as much attention as the new covering. Rotted sheathing found at tear-off is replaced before the new roof goes on.

The city’s roofing package is built on the Florida Building Code 8th Edition (2023) HVHZ uniform roofing application: product approval pages, the municipal permit application and, for re-roofs, the owner’s notification for roofing considerations. A Miami-Dade Notice of Acceptance must be provided with the application and posted at the job site. The residential roofing application carries a contractor affidavit that a secondary water barrier will be installed under section 553.844 of the Florida Statutes, and a condominium association’s letter of approval where one applies.
The city’s design standards, which prohibit asphalt and fiberglass shingle roofs, apply to new development and redevelopment other than single-family houses and duplexes. Buildings other than houses also go through the Miami-Dade recertification program, which the city’s guidelines describe as synonymous with the state milestone inspection.
