    Mid-century houses and an archaeological zone

    The Village of El Portal was incorporated in 1937. Census figures count about 870 homes; the median was built in 1953, 90 percent before 1980 and 34 percent before 1950, and 90 percent are single-family detached houses, most of them owner-occupied. The village’s oldest known house dates to about 1910.

    Along the north bank of the Little River, between the railroad and NE 2nd Avenue, the El Portal Archaeological Zone was designated by the Miami-Dade County Historic Preservation Board in 1983; the village describes its burial mound, made a park in the 1920s, as the first archaeological site in the county to be recognized and preserved.

    What an El Portal roof may be

    Section 5-23 of the village code requires residential roofs to be clay tile (flat or barrel), white concrete tile, cement tile colored through, or flat metal in a single color limited to copper, patinated copper or a neutral color. Where an existing roof is another material that was originally permitted, a replacement may use that material, which is why the village roofing application notes that shingles are acceptable only where they replace existing shingles.

    El Portal runs its own building department with a building official and a roofing inspector. The roofing packet includes the HVHZ uniform roofing application, the owner’s notification for roofing considerations and notarized affidavits for roof decking attachment and secondary water barrier and for flue vents, and a recorded notice of commencement is due by the first inspection. Construction is not allowed on Sundays or holidays, or between 7 p.m. and 8 a.m.
