The building stock
Aventura was incorporated on November 7, 1995 and covers 3.2 square miles from the Broward County line to NE 176th Street, between the FEC railway and the Intracoastal Waterway. Census figures put the median year built at 1989, with 27 percent of homes from the 1980s, 22 percent from the 1990s and 21 percent from the 2000s. Only 5 percent are single-family detached; 80 percent are in buildings of fifty or more units, and about 30 percent of all homes are held for seasonal use.
The city holds a class 7 rating in the Community Rating System. Under Ordinance 2023-06, condominium, HOA and cooperative presidents and property managers file an annual certification of structural maintenance by December 15, and the exterior of multifamily buildings with more than four units must be repainted or waterproofed at least every ten years. The city also posts reports under its Enhanced Building Safety Inspections Program for the county’s 40- and 50-year recertifications.
What the city requires
Applications are submitted electronically with a signed, notarized permit application and the folio number, and tracked in the city’s eTRAKiT portal. The roofing requirements are the Miami-Dade HVHZ uniform roofing application with product approval pages and design calculations, plus the owner’s notification for roofing considerations. Condominium work needs a letter from the association approving it, and commercial re-roofs over 160 square feet need Miami-Dade Fire Rescue and county plan approval before they are submitted to the city.
City Code section 31-233 sets the design standards: pitched house roofs at least 4:12 in flat or barrel tile, split cedar shakes or slate, and no cedar or asphalt shingle roofs on houses permitted after the chapter took effect; non-residential roofs are metal, tile or masonry. Exterior construction is not allowed on Sundays and holidays, weekdays before 7 a.m. or after 6 p.m., or Saturdays before 8 a.m. or after 5 p.m.
