A village on the lake
North Palm Beach was incorporated in 1956, and its charter boundary starts at the water’s edge on the west shore of Lake Worth. The village is nine miles north of West Palm Beach and home to about 13,000 year-round residents and the North Palm Beach Country Club. The village says about 1,400 properties are proposed to be re-designated into a high-risk special flood hazard area.
Census figures put the median year built at 1972: 30 percent of homes date from the 1960s, 29 percent from the 1970s and 73 percent were built before 1980. Only a third are single-family detached; 54 percent are in buildings of ten or more units, and three in four homes are owner-occupied.
What the village requires
The North Palm Beach re-roof permit
The Building Division takes permits only through the MGO online portal, after the contractor registers with the village. Its roofing checklist asks for the permit application with the owner’s signature, the Palm Beach County roofing forms (100 to 400, by roof type) and the product approvals, and a recorded notice of commencement is needed over $5,000. The village says all work is also subject to HOA approval, and condominium and multifamily work must be done by a licensed contractor.
The village code requires roof tiles placed but not yet fastened to be removed or secured before a hurricane or tropical storm warning, and roofs kept free of algae and mold. Its environmental committee recommends light-colored or reflective roofing for replacements. Virtual inspections are available through VuSpex GO.

Is North Palm Beach in the High Velocity Hurricane Zone?
No. The High Velocity Hurricane Zone is defined in the Florida Building Code (section 1620) by county and covers Miami-Dade and Broward only. North Palm Beach is in Palm Beach County, so its roofs are permitted under the statewide Florida Building Code as the city administers it. Roofing products still need a Florida Product Approval or a Miami-Dade Notice of Acceptance.
Who issues roofing permits in North Palm Beach?
