Repair
Four in ten Delray Beach homes were built before 1980. We repair leaks and storm damage where repair is right, and put the reason in writing when it is not.
Most homes in Delray Beach are townhouses, condominiums and apartments rather than detached houses: only about a third are single-family detached, and the median was built in 1983. Perkins Roofing repairs and replaces tile, metal, shingle and flat roofs here and prepares the city’s express re-roof permit with its mitigation and association paperwork, from the Jupiter office.

What we do here
Repair
Four in ten Delray Beach homes were built before 1980. We repair leaks and storm damage where repair is right, and put the reason in writing when it is not.
Replacement
Re-roofs are express permits: with every document uploaded up front, most are issued within three business days through eServices. Homes built before March 2002 with an improvement value over $300,000 also need the roof mitigation form.
Roof systems
Just 34 percent of Delray Beach homes are single-family detached. On shared roofs the association decides when and how the roof is replaced, and the city asks for its approval with the permit.
Commercial
Low-slope and multifamily roofs, including phased replacement on occupied buildings.
Inspection
A written roof condition report for an insurer or a buyer: the roof section of a 4-point inspection or a roof certification.

Census figures put Delray Beach’s median year built at 1983, with 43 percent of homes built before 1980. Just 34 percent are single-family detached; another 13 percent are townhouses and other attached homes, and about three in ten are in buildings of ten or more units. On shared roofs the condominium or homeowners association decides when and how the roof is replaced, and the city asks for that approval with the permit.
Delray Beach has five historic districts on its Local Register of Historic Places: Old School Square, Del-Ida Park, Marina, Nassau Park and West Settlers, two of them also on the National Register. The city’s Historic Preservation Board administers them. If your home is in one, confirm a change of roof material or color with the city before it is ordered.
What the city requires
Delray Beach treats re-roofs as express permits: when every document is uploaded up front, most are issued within three business days through the city’s eServices portal. The city asks for a scope of work with a cost breakdown, the product approvals (Miami-Dade NOA or Florida approval), a notice of commencement and the association approval where one applies.
Homes built before March 2002 with an improvement value over $300,000 also need the city’s roof mitigation form and proof of that value. Re-nailing affidavits and roof uplift tests are uploaded to their inspections in eServices rather than inspected in the field.
Permitting authority
Checked against the city’s published information on September 22, 2026 (source). Perkins prepares and pulls the permit for every roof we install; requirements can change, so we confirm them for your address.

Want a rough number before anyone visits? The roof calculator lets you outline your roof on the satellite map and shows a rough South Florida price estimate by material. It is not a quote; your price comes from a measured inspection and a written proposal.

Questions
No. The High Velocity Hurricane Zone is defined in the Florida Building Code (section 1620) by county and covers Miami-Dade and Broward only. Delray Beach is in Palm Beach County, so its roofs are permitted under the statewide Florida Building Code as the city administers it. Roofing products still need a Florida Product Approval or a Miami-Dade Notice of Acceptance.
The City of Delray Beach Development Services Department, Building Division, 100 NW 1st Avenue, just north of the main City Hall entrance (561-243-7200). Permits are applied for, paid and inspected through the city’s eServices portal, which launched in June 2025.
Re-roofs are express permits: with a complete application and every document uploaded up front, the city issues most within three business days. Missing documents are the usual cause of delay, which is why Perkins assembles the full package before submitting.
If the home was built before March 2002 and its improvement value is over $300,000, yes. The city asks for the roof mitigation form and proof of the value: an insurance summary, a recent tax bill, or the improvement value from the property appraiser.
Delray Beach is in Palm Beach County, which Perkins serves from the Jupiter office, 561-559-7663. We do not have a separate Delray Beach office.
