Repair
East of US-1 a Boca Raton roof takes direct ocean weather and salt air, so hardware, flashings and underlayment are what we check first.
Boca Raton pairs five miles of Atlantic coastline with a housing stock that is older than it looks: the median home was built in 1983 and more than four in ten predate 1980. Perkins Roofing repairs and replaces tile, metal, shingle and flat roofs on Boca homes, condominiums and commercial buildings, handling the city permit and appearance review.

What we do here
Repair
East of US-1 a Boca Raton roof takes direct ocean weather and salt air, so hardware, flashings and underlayment are what we check first.
Replacement
The median home was built in 1983; permit records and an inspection establish the age and condition of its current roof. The city uses a re-roof mitigation package and a single-family re-roofing affidavit, filed through Boca eHub.
Roof systems
Much of Boca follows the Mediterranean Revival look. City staff decide at permit review whether a change of roof color or material goes to the Community Appearance Board.
Commercial
Low-slope and multifamily roofs, including phased replacement on occupied buildings.
Inspection
A written roof condition report for an insurer or a buyer: the roof section of a 4-point inspection or a roof certification.

Boca Raton describes itself as built around Addison Mizner’s Mediterranean Revival style of the 1920s, and much of the city’s later building followed the look. Census figures put the median year built at 1983, with 44 percent of homes built before 1980 and fewer than half single-family detached, so condominiums are a large part of the roofing here.
The city has five miles of Atlantic coastline and part of it sits on a barrier island. East of US-1 a roof takes direct ocean weather and salt air, which is why the hardware, flashings and underlayment matter as much as the tile or metal on top.
Appearance and history
The Community Appearance Board reviews the look of building alterations in Boca Raton; since Ordinance 5706 (October 2024), city staff decide at permit review whether a project goes to the board. Changes of roof color or material on condominiums have gone before it. The Historic Preservation Board issues certificates of appropriateness in the Old Floresta and Pearl City historic districts.
Permitting authority
Checked against the city’s published information on September 22, 2026 (source). Perkins prepares and pulls the permit for every roof we install; requirements can change, so we confirm them for your address.

Questions
No. The High Velocity Hurricane Zone is defined in the Florida Building Code (section 1620) by county and covers Miami-Dade and Broward only. Boca Raton is in Palm Beach County, so its roofs are permitted under the statewide Florida Building Code as the city administers it. Roofing products still need a Florida Product Approval or a Miami-Dade Notice of Acceptance. Broward County, just south, is in the HVHZ.
The City of Boca Raton’s Building Permits and Inspections division, 201 West Palmetto Park Road (561-393-7700), through the Boca eHub portal. The city uses a re-roof mitigation package and a single-family re-roofing affidavit. Inspections can be scheduled through Boca eHub.
It depends on the property and the change. City staff decide at permit review whether the Community Appearance Board must see a project, and condominium roof color and material changes have gone to the board. Homes in Old Floresta or Pearl City need a certificate of appropriateness for exterior changes.
Boca Raton is in Palm Beach County, which Perkins serves from the Jupiter office, 561-559-7663. The Miami office, 305-642-7663, covers Broward to the south. Call either and the right team will follow up.
