The building stock
The town says Lake Park keeps the original layout planned by the Olmsted brothers and John Nolen in the early 1920s, with residential blocks stretching east to the Intracoastal. Sixty-three buildings remain from its first settlement, 15 from the Depression era and 23 from 1941 to 1950; the first model homes were Craftsman bungalows, and the Mediterranean Revival houses have low-pitched red-tile hip roofs.
Census figures put the median year built at 1977, with 19 percent of homes from the 1950s and 57 percent built before 1980. Forty-three percent are single-family detached and 28 percent are in small buildings of two to nine units. Designated historic properties need a certificate of appropriateness for changes that include roofs.
What the town requires
Building official and inspection services are contracted to CAP Government, and applicants register with CAP and upload applications there. The town’s roof permit checklist asks for the Palm Beach County uniform permit application, Florida Product Approvals or Miami-Dade NOAs, design wind pressures from the county chart and the completed roofing application packet, plus a re-nailing and secondary water barrier affidavit.
Single-family re-roofs on homes assessed at $300,000 or more need the property appraiser’s valuation and the notarized hurricane mitigation affidavit, enhancing or verifying the roof-to-wall connections within the code’s 15 percent cost limit. Re-roofs on other buildings add the asbestos responsibilities statement.
