Leaks at seams, curbs, parapets and drains, storm damage, and edge metal loosened by wind. We trace the water to where it enters the roof and repair that detail. If the insulation beneath is wet, the written report says so and explains what it means for the roof.

Commercial roofs in Fort Lauderdale: repair, restore or replace
Fort Lauderdale’s commercial roofs work in hard conditions. The city is in Broward County, inside the High Velocity Hurricane Zone, and much of the city sits near the beach, the Intracoastal and the New River, in salt air that goes after metal edges, fasteners and rooftop equipment supports first. The current deck, drainage and covering need inspection; residential Census building ages do not establish the condition of a commercial roof.
Before we recommend anything, we work out whether the roof can be repaired or restored or whether it needs to come off, and we put the reasons in writing. Below: the services we provide in Fort Lauderdale, the roof systems we install, the Broward code and permit rules, and the Fort Lauderdale commercial project we have documented. Bring roof plans, leak locations, previous repair records and access restrictions. Ask the proposal to distinguish observed conditions, testing still needed, deck or insulation allowances, tenant protections and closeout documents.
Services
Commercial roofing services in Fort Lauderdale
Full replacement from the deck up: tear-off, deck repairs, insulation and tapered insulation where water needs slope to reach the drains, membrane, flashings, and closeout under a City of Fort Lauderdale permit. Our documented Fort Lauderdale TPO roof below shows the sequence.
Regular visits to clear drains and scuppers, check seams, sealants, flashings and curbs, and make small repairs while they are still small. The written record of each visit is what a board, lender or insurer asks for later.
Silicone, acrylic and polyurethane systems that can extend a serviceable low-slope roof over a dry, sound substrate. We check moisture and adhesion before we propose one, because a coating over a wet roof hides the problem instead of fixing it.
Condition inspections with photographs and a written summary, before a purchase, a budget cycle or a re-roof decision, and after storms.
Low-slope roofs on occupied multifamily buildings, with phasing, resident notices and staging planned before the first section is opened.
Roof systems
Commercial roof systems we install and repair
System
The system on our documented Fort Lauderdale commercial roof: white, heat-welded sheets over insulation, with fewer seams than older built-up roofs.
System
Reinforced multi-ply asphalt membranes that tolerate foot traffic around rooftop equipment.
System
Layered felts and bitumen, still on many older Broward buildings, where repairs and tie-ins have to match the existing system.
System
Silicone for roofs that pond, acrylic for roofs that drain well, and polyurethane where foot traffic is heavy, always over a dry, sound substrate.
Code and permits
HVHZ, the Florida Building Code and Fort Lauderdale permits
Broward is one of the two High Velocity Hurricane Zone counties in the Florida Building Code, with Miami-Dade. Roofing products installed here need a Miami-Dade Notice of Acceptance (NOA), and the roof is permitted and inspected as an approved assembly, with the membrane and insulation attached as that approval requires at the field, perimeter and corners. Any product on a proposal can be looked up in Miami-Dade’s product approval database.
In the city, roof permits go through the City of Fort Lauderdale Building Services Division and its LauderBuild portal. The city’s roof permit checklist requires the NOA product approvals. Perkins prepares and pulls the permit for every roof we install. Roofing in Fort Lauderdale has the division’s address and phone number and the city’s other roofing requirements.
Whether a partial repair triggers a full replacement depends on the roof’s permit history: the Florida Building Code’s 25 percent rule and the exception in section 553.844(5), Florida Statutes, for roofs built under the 2007 code or later. Commercial roof repair vs. replacement explains both.

How it works
How a Fort Lauderdale commercial re-roof runs
We start with the existing roof: field, perimeter, penetrations, drains and equipment, the leak history, and moisture in the insulation where the roof’s condition calls for it. Then comes a written recommendation to repair, restore or replace, and a free estimate for the scope.
The proposal names the full assembly and its product approvals, the flashing and drainage details, deck-repair allowances, exclusions and a phasing plan that keeps the business open below. When you compare bids, make sure every bidder priced the same assembly. The totals mean nothing otherwise.
On the roof, sections are opened only as fast as they can be dried in the same day, seams are welded and checked, and the city inspects at the permit’s stages through final inspection. At closeout you should receive the permit record, the product list and maintenance instructions for the roof.
Choosing a contractor
Choosing a commercial roofer in Fort Lauderdale: five checks
This page began as a list of tips for hiring a commercial roofer in Fort Lauderdale. They still hold, in short form:
- Commercial experience
- Ask for commercial roofs the contractor has completed on systems like yours (TPO, modified bitumen, built-up, metal, coatings), and for case studies or addresses you can look at.
- License and insurance
- Look the license up in the DBPR license search, check that the name matches the contract, and ask for liability and workers’ compensation certificates. Perkins Roofing holds license CCC1331944.
- Reputation and references
- Read recent reviews and call references from commercial clients about how problems were handled, not just how the roof looks.
- The whole service range
- A contractor who inspects, repairs and maintains roofs, not only one who replaces them, is more likely to recommend the smallest scope that solves the problem.
- A detailed written proposal
- Scope, assembly and product approvals, details, schedule, deck allowances and exclusions, with any warranty terms in writing. Ask how emergency leaks are handled during hurricane season.

Questions
Commercial roofing in Fort Lauderdale: questions
Does Perkins Roofing do commercial roofing in Fort Lauderdale?
Yes. Perkins repairs, re-roofs, coats and maintains commercial roofs in Fort Lauderdale, including offices, retail buildings, condominiums and warehouses, from the Miami office (305-642-7663). A documented example is the roughly 7,300 sq ft TPO re-roof of a two-story commercial building in the city.
What commercial roof systems does Perkins install in Fort Lauderdale?
TPO single-ply membranes, modified bitumen, built-up roofing, metal roofing and fluid-applied coatings. The deck, slope, drainage, rooftop equipment and the HVHZ product approval for the assembly decide which one suits a building.
Do Fort Lauderdale commercial roofs need a Miami-Dade NOA?
Yes. Broward County is in the High Velocity Hurricane Zone, and the city’s roof permit checklist requires Miami-Dade Notice of Acceptance product approvals. The roof is permitted and inspected as an approved assembly.
Can a Fort Lauderdale commercial roof be restored rather than replaced?
Often, when the insulation is dry, the membrane is still continuous, the details can be reworked and the roof drains. Silicone, acrylic or polyurethane coatings can then extend its life. Wet insulation or a failed membrane means replacement. Moisture checks settle it.
Does Perkins offer maintenance programs for commercial roofs in Fort Lauderdale?
Yes. Maintenance visits clear drains and scuppers, check seams, flashings, sealants and curbs, make small repairs, and leave a written record of the roof’s condition for owners, boards and managers.
Which Perkins office serves commercial buildings in Fort Lauderdale?
The Miami office at 575 NW 152nd St, Miami, FL 33169 (305-642-7663), which covers Broward, Miami-Dade and Monroe counties. Perkins does not have a Fort Lauderdale office. The company was founded in 1980 and holds Florida license CCC1331944.
