The villa community sits on Fisher Island, the private barrier island off Miami Beach that is reached by ferry. It is made up of nine condominium buildings, each two stories tall and overlooking the ocean. All nine needed new roofs.

Perkins re-roofed all nine buildings with handmade clay barrel tile, imported from Central America, over a Polyglass underlayment system. The project record dates the work to summer 2017.

• Hurricane season. The work ran through the 2017 hurricane season, so severe-weather threats were part of the schedule from start to finish.
• Occupied, high-end homes. The villas are high-end condominiums with valuable artwork and antiques inside, which made for a delicate place to work.
• Ferry-only access. Every load of tile, underlayment and equipment crossed the water by ferry. Deliveries were scheduled around the ferry, not just the crew.
