Understand the upgrade, before the estimate

How much does a roof-plan upgrade add?

One roofing square (SQ) is 100 square feet. For a 2,000-square-foot measured roof, the example below uses 20 SQ. Multiply the published per-SQ adjustment by the roof quantity to see the upgrade—not the total roof price.

These are arithmetic examples, not bids or a home-size-to-roof-size conversion. Premium tile starts at the listed adjustment and varies by style. Final measured quantities, waste, decking repairs, access, permits, tax, additional scope and current pricing must be confirmed in your written proposal.

What you are actually buying

Anatomy of a South Florida roof

A roof is an assembly of six layers. Only the covering is visible from the street; the five layers below it usually decide whether the roof keeps water out — and why two “new roof” quotes can differ by tens of thousands of dollars.

  1. Roof deck

    The structural plywood sheathing every other layer is fastened to. During a re-roof the deck is inspected for rot and re-nailed to current Florida Building Code spacing — the single cheapest upgrade to a roof’s uplift resistance.

    Tile is heavy, so the deck and its fasteners carry both dead load and uplift. Damaged sheets are replaced and the whole deck re-nailed before anything goes over it.

    Metal panels telegraph every dip in the deck, so flatness matters as much as strength. Sheets are replaced where needed and the deck re-nailed to code.
    Architectural shingle 19/32" plywood sheathing, re-nailed
    Shingles are only as well anchored as the wood beneath them. Soft or delaminated sheets come off and the deck is re-nailed to current code.

  2. Secondary water barrier

    Required by the Florida Building Code in the High Velocity Hurricane Zone — Miami-Dade and Broward. A self-adhered membrane sealed to the deck so that if the covering is torn off in a storm, the house underneath stays dry.

    Bonded directly to the sheathing and over every seam, so a roof stripped of its tile is still a sealed deck rather than an open house.

    The code-required last line of defence beneath a metal system: a fully adhered sheet that keeps wind-driven water off the deck.
    Architectural shingle Self-adhered HVHZ membrane
    Blown-off shingles are the most common storm failure in South Florida. This sealed membrane is what stops that from becoming an interior loss.

  3. Underlayment

    The waterproofing membrane bonded to the deck. In South Florida this — not the tile or the shingle — is what actually keeps water out when a covering lifts in a squall. Skimp here and the roof leaks long before it looks worn.

    A heavy self-adhered system rated to be walked on and fastened through by tile crews, and to stay watertight for the full life of the tile above it.

    Metal panels run hot. This underlayment holds its seal at deck temperatures that would soften a conventional felt.
    Architectural shingle Synthetic underlayment
    A tear-resistant sheet lapped up-slope so water always runs over a seam, never into one.

  4. Flashing

    Metal worked into every valley, wall junction, chimney and pipe penetration. Most roof leaks are flashing failures, not covering failures — which is why replacing flashing, rather than re-using it, is part of a real re-roof.

    Wide metal valleys and headwall pans carry the concentrated water that tile channels into every intersection.
    Standing-seam metal Integrated panel flashing and closures
    Ridge, hip and sidewall trims are formed to match the panel profile, with closures that block wind-driven rain from tracking under the ribs.
    Architectural shingle Step, valley and vent flashing
    Step flashing woven course by course into every wall, plus new boots at each penetration — the details that decide whether a shingle roof stays dry.

  5. Roof covering

    The visible weather surface, and the layer that takes the sun, the salt and the wind. It is the roof everyone sees — and the only layer whose failure is obvious from the street.

    The South Florida signature: heavy, ventilated, and effectively immune to UV. Set on a code-approved adhesive or mechanical system so each tile is individually rated for uplift.

    Concealed-fastener panels with seams raised above the water line. No exposed screws to back out, and the longest service life of the three systems.
    Architectural shingle Architectural asphalt shingle
    The most economical system, in a laminated profile with a high wind rating. Correct nailing pattern and starter course matter more than the brand on the wrapper.

  6. Ventilation

    Ridge vents exhausting at the peak and intake at the eave, so heat and moisture leave the attic instead of cooking the deck from below. Balanced ventilation is what makes a roof’s rated lifespan its real lifespan.

    The air gap under tile already moves heat; a vented ridge finishes the path so the attic exhausts continuously along the peak.

    A profiled vented ridge under the metal cap, paired with soffit intake, keeps the panel cavity moving air rather than trapping it.
    Architectural shingle Shingle-over ridge vent with eave intake
    A continuous vent cut into the ridge and capped with shingle, balanced against soffit intake so hot air is pulled out rather than pushed in.

How should the roof perform?

Concrete / clay Tile roofing The South Florida signature. Heavy, ventilated and effectively immune to ultraviolet light — which is why a tile roof can look perfect from the street while the underlayment beneath it has already failed. Standing seam Metal roofing Concealed fasteners and seams raised above the water line, so there are no exposed screws to back out. The longest-lived of the common systems, and the least forgiving of a wavy deck. Architectural Shingle roofing The most economical system and the one most sensitive to wind. Nailing pattern, starter course and tab sealing matter far more than the brand printed on the wrapper. Membrane Flat and low-slope Water sits rather than runs, sun works on the membrane all day, and the drains and terminations decide everything. Almost every South Florida building has one somewhere.

Miami to St. Lucie

The coast is not one roofing market. Exposure, building stock and the authority reviewing the permit change by county — choose yours for the practical differences.

01 HVHZ Miami-Dade County Inside the High Velocity Hurricane Zone, with 34 municipalities each running its own building department and product approval typically evidenced by a Miami-Dade Notice of Acceptance. Our Miami office is here. 02 HVHZ Broward County The other HVHZ county, and the only one with a countywide Board of Rules and Appeals that certifies every building department and amends the Florida Building Code for Broward. 03 Jupiter office Palm Beach County Not HVHZ, despite bordering Broward — and the most fragmented permitting environment of the six, with 39 municipalities. Our Jupiter office works the county and everything north of it. 04 Treasure Coast Martin County Stuart, Sewall’s Point, Jupiter Island and Hutchinson Island — barrier-island and estuary exposure, permitted through the county building department in Stuart or the municipality you sit in. 05 Fastest growing St. Lucie County The fastest-growing of the six counties, up 22.2% since 2020 on Census Bureau Vintage 2025 estimates. Port St. Lucie, Fort Pierce and St. Lucie Village each permit separately from the county. 06 The Keys Monroe County Not in the HVHZ, despite the highest design wind speeds in Florida — the zone is drawn on county lines, not on the wind map. Who is Perkins Roofing Corp.?

Perkins Roofing Corp. is a licensed South Florida roofing and construction contractor, founded in 1980 by Dean Perkins. From two offices, Miami and Jupiter, we re-roof, repair and inspect homes, condominiums and commercial buildings across six counties: Monroe, Miami-Dade, Broward, Palm Beach, Martin, St. Lucie. Florida license CCC1331944.

What areas does Perkins Roofing serve?

Six Florida counties, worked from two offices. Miami-Dade, Broward, Palm Beach, Martin, St. Lucie and Monroe, dispatched from Miami and from Jupiter. That is the entire list — there are no other offices and no other counties.

Which South Florida counties are in the High Velocity Hurricane Zone?

Two: Miami-Dade and Broward, in their entirety. The Florida Building Code defines the High Velocity Hurricane Zone by county boundary rather than by wind speed, so Palm Beach is outside it despite bordering Broward, and Monroe — the Keys — is outside it despite having the highest design wind speeds in Florida. Inside the zone, products must be approved for HVHZ use, typically evidenced by a Miami-Dade Notice of Acceptance, and a self-adhered secondary water barrier is required beneath the covering.

What are the layers of a South Florida roof?

Six, from the bottom up: the roof deck, the secondary water barrier, the underlayment, the flashing, the roof covering and the ventilation. Only the covering is visible from the street, and it is not usually the layer that leaks. Two quotes for the same house differ mostly in what they do with the five layers you cannot see.

Does Perkins do more than roofing?

Yes. Perkins is a general contractor as well as a roofing contractor: impact windows and doors, carpentry, concrete restoration, drywall, exterior painting, storefront and commercial build-outs, and condominium and high-rise construction work.

Is Perkins Roofing licensed?

Yes — Florida certified roofing contractor license CCC1331944. Any Florida license can be checked directly with the Department of Business and Professional Regulation, and it is worth doing for every contractor who bids your roof, not just this one.
