Town of Palm Beach roofing and approval guide

The island

A roof that is part of the architecture

On most of the mainland, a roof is a building component. On the island it is a design element that happens to keep water out. Mediterranean Revival barrel tile, slate-look profiles and standing-seam accents are not interchangeable choices here — the covering, its color and its blend are part of how the house is understood, and on reviewed or landmarked properties they are examined before work begins.

That reorders a project. The tile decision moves to the front, lead times on a specific profile and blend become the schedule, and the crew is working inside a fixed material commitment rather than choosing as they go. Meanwhile the physical job is constrained by a tight lot, mature planting and neighbors a few feet away.

It is also worth knowing who you are dealing with. Palm Beach County is the most fragmented permitting environment on this coast — thirty-nine municipalities — and the Town of Palm Beach is one of those that runs its own building department rather than going through the county. Landmarked properties additionally fall under the Town’s Landmarks Preservation Commission, which issues Certificates of Appropriateness under Town Code Chapter 54, Article IV. What that means for a specific house is a question for the Town, and asking early is the whole trick.

What we do here

Roof work on the island

Tile

Salvage where the clay allows, source and blend where it does not, and replace the entire waterproofing layer underneath either way. The tile is the finish; the underlayment is the roof.

Condominium

Membrane and coating work over occupied buildings, phased so no section is left open and residents get a schedule they can plan around.

Metal

Standing-seam bays, porticos and terrace decks tied into the main tile field. The junction between two systems is where island roofs leak.

Repair

Flashing, valley metal, drip edge and penetration details replaced with corrosion-resistant hardware — the failure mode a two-sided salt exposure produces first.

Questions

Palm Beach roofing FAQ

Why does a Palm Beach re-roof take longer to start?

Because approval can come before the permit does. The Town of Palm Beach runs its own building department rather than using the county’s, and it has a Landmarks Preservation Commission that issues Certificates of Appropriateness under Town Code Chapter 54, Article IV. On a landmarked property that is a real step with its own calendar. Add estate or condominium management sign-off and it is normal for the paperwork to take longer than the roof itself.

What is the hardest part of working on the island?

Access and staging. Lots are close together, street frontage is limited, landscaping is mature and expensive, and there is nowhere convenient to put a dumpster or a tile load. Protecting what is under and around the roof — hedges, pavers, pool decks, glass — is a real line item, and a quote that ignores it is not a complete quote.

Does ocean-to-lake exposure shorten a roof?

On a barrier island this narrow, most properties get salt-carrying air from both the ocean and the lagoon side, and salt attacks the metal in a roof assembly first: fasteners, flashings, drip edge, valley metal, and any rooftop equipment supports. The tile can look immaculate while the hardware holding the system together has corroded.

Can original tile be salvaged on a historic house?

Often it is the whole point. On a house whose roof is part of its architectural identity, salvaging and re-setting the visible tile keeps the appearance intact while the waterproofing beneath it is replaced entirely. Expect breakage during removal and expect to blend in sourced replacements — a plan that assumes zero loss is not a plan.

Is the island in the High Velocity Hurricane Zone?

No — and this surprises people, because Palm Beach County borders Broward. The HVHZ is defined in the code by county boundary and consists of Broward and Miami-Dade only. Palm Beach County works to the Florida Building Code as adopted and administered locally, and “locally” is doing real work in that sentence: the county contains thirty-nine municipalities, and the Town of Palm Beach is one of those with its own building department.

Is there a Perkins office on the island?

No. Perkins Roofing has two Florida offices, Miami and Jupiter. The Town of Palm Beach is served from the Jupiter office, up the coast in the same county.

Palm Beach is one town in the South Florida service area.
